Letting your property with Pathway Lettings

To comply with Welsh rental legislation, landlords must ensure they have the following up-to-date certificates and documentation:

Landlord Registration (Rent Smart Wales)

All landlords in Wales must be registered with Rent Smart Wales. This ensures landlords are properly trained and that their properties are managed in accordance with the law.

Gas Safety Certificate (CP12)

A legal requirement for properties with gas appliances, this certificate must be renewed annually and confirms that all gas equipment, including boilers and gas fires, has been inspected by a qualified engineer.

Electrical Installation Condition Report (EICR)

This report assesses the safety of the electrical installations in your property. It must be completed every five years by a qualified electrician to ensure the electrical systems are safe for tenants.

Energy Performance Certificate (EPC)

An EPC assesses the energy efficiency of the property and provides a rating from A (most efficient) to G (least efficient). This certificate is valid for 10 years and is required before a property can be marketed for rent. Properties must have at least an E rating.

Fire Safety & Smoke Alarms Compliance

Landlords must ensure that hard wired smoke alarms are installed on every floor of the property and are in working order. Properties should also comply with fire safety regulations regarding furnishings, fire doors (if applicable), and escape routes.

Legionella Risk Assessment

Landlords are required to perform a Legionella risk assessment to identify potential risks from water systems that could lead to Legionnaires’ disease. Although no specific certificate is required, records of the assessment and maintenance actions should be kept.

Portable Appliance Testing (PAT) (If applicable)

For properties with electrical appliances provided by the landlord, annual PAT testing is recommended to ensure all portable electrical equipment is safe for tenant use.

Tenancy Deposit Protection Certificate

If a landlord takes a deposit from tenants, it must be protected in a government-approved Tenancy Deposit Scheme (TDS) within 30 days of receiving the funds. The landlord must provide the tenant with a certificate and prescribed information regarding the scheme.
